Granview is a 28 unit apartment building north of the Green Lake neighborhood in Seattle. We purchased the building in August of 2016 and completed the remodel late in 2017. The building was built in the early 2000s and was the perfect candidate for a cosmetic remodel.

After we sold the Cobblestone apartments, we rolled two of the three TIC’s (tenancies in common) into the Granview via 1031 exchange. In this way we were able to defer the capital gains from the sale. 

On December 15, 2021 we sold Granview and realized a 16.8% per year return over the 9 years of hold, going back to the initial exchange
